Last night on Property Brother season 11, Drew and Jonathan helped Carson find a place of her own after crashing with her best friend’s house. As a super planner, Carson and her best friend, Leah, are on the hunt for Carson’s dream house. Carson wants an open kitchen and dining room with a lot of storage. Her max budget is $395,000, but would prefer to spend less, not more.
The first house that Drew brings Carson and Leah to look at is just to get an idea of what she wants as far as design and finishes. From there, Drew decides to bring her a little outside of the city limits to show her how far her money can go. This house has three bedrooms, two and a half bathrooms, 2100 square feet with a finished basement and two car garage. She isn’t completely sold on this house, but Jonathan gives her some great ideas for what he would do with this house. This house is listed at $260,000, but she would have to commute to work which doesn’t really sound appealing to her.
They look at a few others and that leads them to next house which Leah actually found. This townhouse is a two bedroom, two and a half bathrooms and just over 1200 square feet. Jonathan is hoping that she can see past the layout, mostly because it’s in the same complex as Leah and it’s exactly the same layout. She tells Jonathan that her biggest issue with the layout of the kitchen is she would rather have an island instead of a galley kitchen. Jonathan tells her that he can change everything to what she wants and she seems a little more open to it. This townhouse isn’t listed yet, but Drew thinks the target would be $290,000 and the renovation would be $105,000, which would put her at her max, but she isn’t worried about that. As much as Carson loves that she is going to be neighbors with Leah, she is also over analytic and a couple doors down during this whole process. During the demolition, they find mold in the house, but it’s isolated to just where the sink cabinet is and that is being taken out. Jonathan, Carson and Leah then start to knock down some of the walls between the living room and kitchen. After that, he sends Leah and Carson to go have a glass of wine and relax, which they do on Leah’s front lawn while watching Jonathan work. It was pretty amusing.
There are some issues with the plumbing where Jonathan is going to have to hide some pipes that run into Carson’s kitchen, plus a couple other minor hits to the budget. Here are the design ideas that Jonathan came up with for Carson’s townhouse.

A few days later, they had gotten some pretty heavy rain and it’s raised some red flags as far as the potential flooding. Jonathan tells them that he needs to put a trench in to drain the water which is going to cost about $1500, but the HOA might cover it or at least a portion of it. Carson goes to talk to the HOA. They tell her that they can’t approve her request, but not just the request that they pay for it, but the work itself. They are not allowed to build the trench even if Carson pays for it. Jonathan calls the HOA himself and finds that if they pay for it, they can do it.
Carson comes in to add a bunch of things to the budget, one of them is a railing that her mom has offered to pay for. She wants to add a new front door because of a couple dents and then wants to add a couple other things that Jonathan wouldn’t even let her ask for. Drew, Jonathan and Leah take Carson out axe throwing to get her to loosen up a little.
Carson goes to talk to Jonathan about something. She really wants to do something nice for Leah for letting her live with her for months on end. She decides that she is going to use her old patio furniture instead of having them replace it so that they an get Leah a nice new set because they spend a lot of time outside and she really thinks Leah would like it. Jonathan tells her that they can definitely do that, but they have to keep it a secret.
The finishing touches are now done in Carson’s new townhouse and it’s time for the big reveal! Here is a look at Carson’s new home!
