Last night on Property Brothers 2017, George and Jenn want to move closer to family and friends and shave some time off of George’s commute. They have a budget of $995,000 and both have agreed on where to live. However, they can not seem to agree on decor and design for their new house. In other words, Drew’s job will be easy with this couple, but Jonathan will have his work cut out for him.
When Drew takes them to see the house that is out of their price range, they find some things about this house that they like. George spent 15 minutes talking about this light fixture that he wants Jonathan to use in their new house, but Jenn hate it. George is clearly obsessed with it.
They move on to the first house Drew picked for them to look at and it is pretty closed off, which we know can be changed. Everything in this house is pretty disappointing to George and Jenn because of how closed off it is, but Jonathan tells them that he can fix all of that. There is a weird second living room in the back of the house that Jenn really loves, but Jonathan tells her that he actually wants to turn this into their formal dining room.
After looking through this house, they move on to a couple others, but they aren’t thrilled with any of them. Jenn had this look on her face while looking at the last house that said “I’m not impressed, get me out” from the moment they walked in. They are able to talk her into at least looking at the rest of the house. It is between the first house and the last, the only problem with the last house is that they know there is asbestos in the house. After the removal and the renovation, they would still come in around their budget. George is sold, but Jenn is not.
They decide to go for the last house with the asbestos, even though Jenn isn’t sold on it. Jenn wants to go in under list to try and get it as low as possible, but the seller countered at list price which is $795,000. Still not bad considering it’s in the area they wanted and it’s a pretty great house. Here is what the house looked like before Jonathan got his hands on it!

After starting the renovation, they find that the asbestos problem is going to be bigger than they thought it was going to be. The asbestos problem is not only in the walls, but also in the popcorn ceilings. Jonathan knows that it is going to be a huge job and it’s going to cost a lot of money and they are going to be over budget. The good thing about catching this now, is that they can cut costs in other places of the house to try and make up for that.
Jonathan’s design for this house includes relocating the kitchen to make it bigger and more open with an attached formal dining area. I can see the potential in the house and so can George, but Jenn is still a little on the fence. This is what Jonathan’s design for each of the rooms looked like.

One of the design issues that Jonathan has is there is a beam that needs to be pushed into the ceiling a little more which is going to add another $4000 to their spending. With the asbestos removal and the beam issue, they are $14,000 over budget. Jenn decides that the fireplace that she wanted will have to be removed from the plan.
Jonathan also got some good news about the beam, it isn’t going to cost the extra money, however, George isn’t going to get his big window in the dining room, instead he wants Jonathan to add windows in other places which is going to void the $4000 savings from the beam work. George and Jenn are okay with using that $4000 for the windows, so they go back to being even more over their budget.
The old kitchen is going to be a powder room and laundry area. Jonathan has been back and forth with the city about the windows that George wanted in their house. With all the windows, the city has told them that they have to upgrade the HVAC system in the house which is going to cost an extra $5000. That isn’t the end of the issues either.
With being $19,000 over budget, the city comes and tells them that they have to take down all the frame work that they have done because they might have to reinforce the entire house. Jonathan has been going back and forth with the city because he doesn’t think it’s necessary. Not to mention, it’s going to cost a ton of money and they are going to be a month off schedule. Jonathan’s engineer is able to get the permits for the house approved and they are able to get back to work. They finally finish the house and Jenn and George get to see it completed!
