This House Hunters follows newly divorce Mandy as she looks for a home to make a fresh start. This new place represents a new beginning for Mandy, as it will be the first home that she buys alone. Mandy needs a place that fits her daughter, Jasmine, and her needs.
Mandy brings along her friend Shannon for help. Shannon is more of the realist of the pair, and genuinely wants to help Mandy find the perfect home. She doesn’t want her to settle. With a budget between $150,000 and $170,000, she may have to compromise on a few things.
Wish Lists
Hers: Mandy decides to dream big by looking for a place in Supply, NC that has a ranch style with a front porch, open concept, and a large kitchen–with dark cabinets. To give her daughter some space, Mandy wants a split floor plan. Her dream home also includes a soaking tub and a low-maintenance backyard–with a fence and screened-in porch.
House #1, $169,900
A new constuction home is first on the tour. It has three bedrooms and two bathrooms. The issues with this place is that it has neither a fence nor a screened-in porch, plus the backyard is too large.
The home also doesn’t have a soaking tub, but Mandy loves the shower. She also loves that the kitchen has dark cabinets and an open concept. The home also has a split floor plan.
House #2, $157,000
The moment Shannon and Mandy walk on this property, they notice how much work the yard needs. The home has three bedrooms, two bathrooms, and a pool. Mandy gets excited about the pool until she actually sees it. The water is green.
Her realtor, Crystal, immediately tells Mandy that the owner is offering a $10,000 concession that can help restore the pool. Inside, the home needs a lot of work as well. The carpets need removing, wallpaper needs to be taken down, and it needs a lot of new paint.
However, the home has a beautiful sunroom that Mandy finds appealing. It also has a split-floor plan.
House #3 $176,500
This home is move-in ready with a porch and gorgeous entryway. This home is also ranch style with three bedrooms and two bathrooms. The entire place feels light and airy. All the kitchen appliances and cabinets are white–a major issue for Mandy.
It also lacks a screened-in porch and fence, but has an open floor plan.
Decision Time: House #2 just seemed like too much work. It would take at least an additional $20,000 to make it more appealing. House #3 was nice, but a little underwhelming for the price. House #1 seemed to fit Mandy’s desires and needs the best.
She picks…House #1.
Mandy bought if for $168,500 instead of $169,900.
