House Hunters Recap: Starter Home Bidding War in L.A

House Hunters Anna and Kevin live in L.A with their six year old Salvador. Anna is originally from the L.A area, but Kevin moved to it about 20 years ago from New Mexico.

Anna and Kevin’s current living situation involves a cramped two bedroom rental. The couple wants a starter home that hopefully becomes their forever home. They started their house hunting journey with a $600,000 budget but increased it to $800,000 after seeing the competitive L.A housing market.

Anna and Kevin want a home with three bedrooms and two bathrooms. They also want a big backyard and no street facing bedrooms.

His: Kevin wants a craftsman style home with an open floor plan.

Hers: Anna wants a Spanish style home with a traditional layout.

House #1 $789.000

This is a craftsman style home with three bedrooms and two bathrooms in the Jefferson Park area. It has 2000 sq ft, and plenty of built-in features, like a bookcase built around an old fireplace. Some of the bedrooms face the street, which is a bit of an issue for Anna. The kitchen is white and updated, and the home has a formal dining room–despite the mainly open concept layout.

The bedroom ceilings are high, but the sleeping space is pretty small, and this room is super close to their neighbors; The home doesn’t have a backyard, but it comes with an extra living space that could be rented out for additional income.

House #2, $759,000

This home is located in View Heights, an up and coming L.A neighborhood. It has a Spanish style and 1400 sq ft. It has more of a traditional style layout in the inside, but also still very open. The home has a fireplace, three bedrooms, and two bathrooms. It comes with an updated kitchen, but it’s missing a fridge and has a space for the laundry unit inside the kitchen.

Anna and Kevin disagree on some of the light fixtures but they both hate the master bedroom “spider light fixture.” They have a huge walk-in master closet but a small master bathroom. All the rooms are about medium size. There is no street facing bedrooms and it comes with a lemon tree. Kevin and Anna just worry that the home might be located too far south.

House #3, $685,000

This home is located in Exposition Park, which is located more towards the east of the L.A area. It’s a bungalow style home with four bedrooms, and two and a half bathroom. It has over 2200 sq ft, an open floor plan, and an updated kitchen–but it is small. The home does include a few street facing rooms.

This place has a huge attic that’s even bigger than the bedrooms. Anna and Kevin discuss making it a suite area for Salvador when he gets older.

Decision Time: House #3 had the most value for the amount. However, Kevin and Anna didn’t seem too excited about the home’s style. House #1 also had a weird layout but it had a lot of potential with the extra rental unit, location, and space. House #2 was more of Anna’s style than Kevin’s, but it was the only home with no street facing bedrooms.

Anna and Kevin picked…House #2.

They bought it for $816,000 instead of the $759,000 starter price. Kevin and Anna immediately got new kitchen appliances, remodeled the floors, and replaced the master bedroom spider light.
