Good Bones Recap Season 3 Premiere - Smelly Shotgun House to Chic Downtown Home

Last week on the premiere of Good Bones season 3, Karen and Mina took on an old shotgun-style house near the heart of Indianapolis. They take a look at this two bedroom, one bathroom home with 800 square feet of living space. They bought the house for $40,000 and Mina thinks that they can add at least another full bathroom and stay within their budget. Here is what the house looked like before!

There are a few things right away that Mina and Karen noticed about this house. First, there was a terrible smell and they couldn’t figure out where it was coming from, they later realized it was coming from the fridge. Second, the back of the house where the kitchen and bathroom are is an addon. It is super sloped and just doesn’t seem right for this house. Third, there are some foundation issues that have to be fixed.

Mina has the idea of taking the addon off and rework the house. They would rework the main house and put the kitchen in the main living space and do a second story addition for the master suite. They would then put another bedroom and bathroom upstairs as well. To complete this renovation, they will be spending around $150,000, which would put their all-in at $190,000 and Mina thinks that the house can sell for about $215,000.

Mina’s brother, Tad, is lead of the demo team and his team gets started with gutting the house. Mina told him and his team that she had a surprise for them in the back when they were done with gutting the front. When it comes time for the surprise, we find out that it’s the fridge and Tad almost loses his lunch while taking it out of the house.

Mina gets access to under the house and she finds something interesting. It looks like a motor or something, Karen thinks it might be part of an old heating system. They find that the joists run completely across the house so the interior walls are not structural and can come down. Something else Karen notices under the house, the foundation is being held up by a jack which is on a stack of bricks. That’s a problem.

They are able to get the back addon off the house and start the framework for the new addition with will house the stairs for the second floor. There is a hitch in the plans for the house, the north wall of the house has about two, maybe three feet between it and the next door neighbors house. Therefore, they need to have fire block between the plywood and the siding, but there isn’t any. They have to take all the siding and house wrap off the house and put in the fire block. They then need to put everything back. It’s starting to get cold outside though so they only have a couple days to do it at the beginning of the week.

While they wait for that to be done, Mina and Karen start working on picking out interior things like flooring, tiles and paint colors. After that is finished, we see as Mina, Karen, and her team as they install the kitchen cabinets. They wanted to put some windows into the kitchen, but they couldn’t. Now Mina and Karen are looking at wall tiles to put up to break up this big plain looking wall.

A little later, it is time to put in the concrete tile in the bathroom and it looks amazing! I love the pattern on the tile. It is time to put the flooring in and the backsplash up in the kitchen. After that, we see as they put the vanities in the bathrooms and the wall tiles in the kitchen and painted the same color as the wall.

Mina has already found a buyer for this house, her name is Adrian Love and she owns a local bridal shop where Mina bought her wedding dress. Earlier in the episode, we watched as Karen and Mina made a headboard out of wedding dress inspired fabric. It looks great! Furniture and decor are all going in and it’s time for Adrian, her husband Ryan and their daughter to look at the house. Here is what the house looks like after the renovations are done!

After everything was said and done, they spent $150,000 on the renovation which put their all-in at $190,000. Adrian and Ryan bought the house for $230,000 which put their profit at $30,000 after closing costs. What do you think about what they did with this house?
