On last night’s episode of Good Bones season 3, Mina and Karen worked on a huge house in the Old Southside neighborhood. This house had undergone some unsuccessful renovations throughout the years and Mina and Karen were determined to bring this house back to life.

This house was a three-story house and with the attic space, gives them about 3000 square feet of house. The layout of the house was weird, it was like they broke it up into separate apartments. As they do the walkthrough of this house, it looks like it could be a big three bedroom, three bathroom house with a great bonus area in the attic. This is what the house looked like before the renovations!

When they go to look at the attic, there is a really loud noise and they have no idea what it is. When they go to investigate, Karen notices that a cabinet in one of the closets fell out of the closet. Karen tells Mina there is no way that fell on its own.

The to-do list on this house is pretty long. They have to remove a lot of walls, but before they do that, they have to make sure that the foundation is sturdy. They need to relocate the staircase for the second floor because the only access to the current staircase is from outside the house. They also have to take a couple of the rooms on the second floor and make them into a big master suite.

They bought this house for $20,000 and Mina thinks that the renovation costs should be around $180,000 and they can probably sell the house for about $200-250,000 when it’s done.

During the demo, the contractor shows Mina that the floor is really unstable and when they go into the basement for him to show her why. They find that the floor joists were all cut in order for the stairs to go in. That wouldn’t be a big issue, if whoever had done that put in a support post. They have to remove the stairs in order to be able to put a support post in, but when they do, everything starts to creek and drop. Everyone has to leave the house why they put the post in to make sure the house is supported safely.

After demo is finished, Mina and Karen get together to finalize the floor plan for this project. Once they finalize the floor plan, they can start their renovations. After the walls and siding is started, Mina and Karen bring a potential buyer to see the house. Mina has a broker friend and she brings one of her clients to see the house. After bringing the client through the house, she seems really happy with the plans for the house.

They want to get the house finished as quickly as possible so that they don’t lose this potential buyer. Mina and Karen meet up and pick out the tiles, flooring and cabinet colors for the house. The potential buyer seems to really like the idea of there being some pops of color throughout the house. They decided that one of those pops of color would be the lower cabinets, but they couldn’t get those cabinets in fast enough. So instead, they decide to put some seeded glass in some of the upper cabinet doors.

Another pop of color idea Karen had was to do an ombre polka dot wall using the same color as the penny tile in the kitchen. However, when it’s done, Karen is not a fan of it at all. They decide to paint it the solid color which is a mint green and it surprisingly looks really good on that wall.

The rest of the project went pretty fast and before you know it, it’s time for staging and showing the house to the potential buyer!

After showing the house to Jessica, she decided right away that she wanted to buy it. The house cost $20,000 and they ended up putting closer to $190,000 into the renovation and they sold the house to Jessica for $265,000 and after closing costs they made about $25,000.
