On last night’s episode of Good Bones season 3, Mina and Karen purchased their most expensive property so far. The house was located in the most desirable neighborhoods in downtown Indianapolis. It was also a complete gut job. This house cost $125,000 and it is 3062 square feet. This house has five bedrooms, two bathrooms, a storage room and a two car garage. This is what the house looked like before the renovation.

The plans for this house are to open up the floor plan but removing some of the walls down on the first floor. There are some foundation issues that need to be fixed and the access to the stairs for the second floor needs to be moved. As it sits, the second floor is only accessible from the outside of the house.
They completely gutted the inside of the house, all the way down to the studs and while doing this they realize that the ceiling in the kitchen has a really high vault. They would like to replace one of the kitchen windows with a door so that they can access the patio. The upstairs will be reconfigured.
This house comes along rather quickly with very few issues, other than Karen trying to get the sub-pump moved because of some rose bushes she wants to put in the front. The foundation is fixed and some more supports are put in, the new windows and doors, new siding, the sheetrock on the inside, the kitchen cabinets. It all goes in without a hitch. Mina told her she was going to have to move her rose bushes instead. They have picked out all their colors and tiles for the inside and outside of the house.
The staircase for the second floor has been worked into the dining room and the stairs have been redone so that they don’t feel so steep. The kitchen tiles are up and it’s time to pick a grout color. The tiles are a white and grey marble and Mina is a huge fan of white, but Karen thinks it should be grey. They decide to go with the grey but lighten it up a little with some white and it comes out great.
This house is very bright and very colorful. They took out one of the bedrooms upstairs to make more space for a loft and closets. The furniture truck comes and the interior decor is a lot of light colors. Karen and Mina have described it as Bohemian elegant. After it’s finished, they have some brokers do a walkthrough to see if the price point is reasonable. This is what the house looks like after it’s finished!

Some of the things that we found out during the walkthrough are that they took the second bedroom that was downstairs and turned it into a master bathroom and laundry room. The outside yard, which isn’t much space, was turned into an outdoor dining area and a really nice seating area for entertaining. The upstairs bathroom was completely reconfigured moving the tub to the other side of the room and adding a double vanity. The bought the house for $125,000 and the brokers think that $475,000 would be a great price point for this house. After the renovation costs, they stand to make a $140,000 profit.
