Good Bones Recap Season 3 Episode 5 - Starting From Scratch in Southside

Last night on Good Bones season 3, Mina and Karen redevelop a house that was hit by a car in the Old Southside neighborhood and it slid off its foundation. She only paid $9000 for this house and its an 800 square foot house. It has one bedroom on the first floor and a finished attic space upstairs with a loft and second bedroom. The only bathroom in the house is off the kitchen which is just odd and the kitchen is so tiny. There is a storage space off the living room and dining room though and Mina would like to put an addition onto this house.

So, there are some things that need to be done before they can work on this house. They have decided that they might need to rip down the old house and rebuild, the problem is, the house is so close to the neighboring house and the rules have changed for new development. The new rule states that the house has to be 10 feet away from the neighboring house and in order for that to happen, the house would only be 10 feet wide. They can apply for a variance which would allow them to keep the same grandfathered rules, but they have to pay $1000 for that whether they are approved or not. They don’t have a choice but to do it however because the lot is too small to bring it to code per the current rules.

With the variance paperwork and fee that puts the purchase price at $10,000 and the rebuild should cost about $150,000 and Mina thinks they can turn around and sell it for something in the low $200,000 range. After filing for the variance, they demo the house. They rip the whole house down and pray that they get approved for the variance or else they will just be planting grass seed on this lot and taking a $10,000 loss.

The next day, they got approval for their variance which allows them to build on the same footprint as the last house. They are going over the floor plan and are a living room, dining room, kitchen, half bathroom and guest bedroom with an en-suite on the first floor. The second floor is going to have one bedroom, loft space and a master bedroom with an en-suite with access points on both sides and huge walk-in closet.

The foundation is done and the framing is finished. Once they get the roof on they can put the exterior walls up with the windows and doors. The inside then gets spray foam and sheetrock which really gives Mina and Karen an idea of what the house is going to look like. They get together to discuss design elements and pick out exterior color, interior wall colors, flooring and kitchen cabinets and backsplash.

The exterior is getting painted a slate grey, the walls on the inside for the bedrooms is going to be a violet color and the kitchen is going to be a light violet also. They are doing classic white subway tiles in the bathroom. After some of these things are installed, they go to see a local artist to make some pieces for the master bedroom out of dyed fabric and they come out amazing.

Mina brings her dog Frank to the house while they installed the flooring and he kept getting up and in the way. By the time he was finally laying down, they were finished with the floors. After this, they head over to Karen’s Corner, aka her hoarding shed and find some corbels to make some wall mounted end tables for the loft area. After some finishing touches to the outside of the house and some touch-up painting inside.

It is decorating day and all of the furniture and decor is going into the house. Mina and Karen don’t have a buyer for this house, but Mina has some friends who are currently commuting from the suburbs for work and they have one young child. They have been toying with the idea of moving closer to the city. Mina is hoping that this house can convince Megan and Jason to buy this house.
