Last week on Good Bones season 3, we watched as Mina and Karen worked on one of two townhouses that they purchased. This week, we watched as they tackled the other unit.
This unit is going to be opened up like the other one and it will be converted from the current three bedroom layout to a two bedroom with a master and on-suite. The kitchen needs to be reconfigured and there is a bathroom off the kitchen that has a lot of water rot in the walls behind the tub. The only things in this house that Mina wants to salvage are the tub from downstairs, the clawfoot tub from upstairs and the vanity from upstairs which will make for a great island for the kitchen. This is what the house looked like before!

There are three bedrooms upstairs, but the one that is next to the master bedroom is going to be converted into a bathroom and closet for the master bedroom. While the crew is trying to get the clawfoot tub out of the upstairs bathroom, it is too heavy for them to carry down the stairs. They decide that it was probably strong enough to put out the window, well it wasn’t and it shattered when it hit the ground. When Karen asks about the tub, they pretend that there was no tub and when they get called out they fess up. Karen is not happy about not having the tub, but Mina does tell Karen that they have thrown tubs out of windows before and not had them break. She tells her mom that they were probably operating in that mindset and assumed it wouldn’t break.
There is another hit to Karen’s plans in this house, she wanted one of the super lap walls to stay and the demolition crew took them out. First the tub, now this, Karen is not a happy camper. She finds out that it had to go in order to bring it up to code, but Karen walks out. She spent most of the day the day before scraping it to make it look pretty. Aside from this, there is another issue in the back of the house, there is dry rot in the back where the bathroom is. They are going to have to reframe this with new beams which are going to cost even more money.
They discuss some of the design options and decide on the exterior color, which is going to be different from the other side and so is the siding. They also discuss the color for the island, the cabinet colors, flooring, and the backsplash. The fixtures are going to be all matte gold which will tie in really well. During the demo, after he broke the tub, Austin found some old sheet music and Mina and Karen bring it to a local music store to have it checked out. Come to find out, it was from Albert Von Tilser, a famous composer from Indianapolis. When they play the song, they realize that it’s one of his more famous pieces, “Take Me Out to the Ballgame”. They decide that they are going to frame it and hang it in the house for the open house as a cool talking piece.
It is time for the finishing touches to be done. Karen and Tad are working on painting the island, Mina is putting some finishing touches on the shoe carousel that her and Karen made for the closet in the master. The furniture comes in and the townhouse is all staged and ready for the Open House. This is what it looks like now!

Mina bought this unit for $25,000 and put $150,000 into it for an all-in of $175,000. She listed it at $205,000 and they got a ton of interested buyers. They got an offer for $200,000 and after closing costs made a profit of about $20,000.
