While on the road to Kale’s riding lessons, Aubrey points out a large abandon land and a house. The mother and son have a brief discussion about her plans for it. She then calls Bristol, and we begin this week’s Flip or Flop Vegas journey.

The home has four bedrooms and four bathrooms. It’s on 1.2 acres of land, which Aubrey predicts will be the main selling point. The sellers are asking for $290,000–she considers this a steal because these types of homes usually go for an average of $400,000. The home isn’t in terrible condition, but needs a lot of work to modernize it. As it is, it looks like it’s still stuck in the 1960s.

Bristol and Aubrey offer $260,000 but the seller counters with $270,000, and they accept. The predicted cost for remodeling this place is about $60,000 to $70,000. She wants to then sell it for about $450,000 with the $18,000 closing cost, Aubrey predicts a profit of between $102,000 and $112,000.

The theme for this home is “modern glam farmhouse.” To see their vision a become reality, Aubrey and Bristol first need to tear down the walls and rebuild from the ground up. They have to shift one of the bathrooms to behind the laundry room to make it more functionable. They also want to remove some of the walls to create a bigger master bathroom.

The main remodeling issue they encounter is that the house needs thicker and more sturdy wood–an easy and quick fix. Renovating this home is a massive project with lots of extra features added to give it a glamorous touch. Some of the additions include a fence, a fireplace, and a carport with a roof. It takes Bristol and crew 10 weeks, over 70 days to complete.

The total cost of all the renovations is about $85,000. Aubrey now wants to raise the asking price to $550,000. If it sells, they’ll make a profit of about $117,000.

The overall look of the home didn’t appeal to us too much. It just felt like more or less of the same old, same old you see with these pimped out houses. For all the money and work put into this place, it just didn’t have the wow factor. The best, and most appealing part, was the master bathroom. Aubrey’s design and Bristol’s construction really made that part memorable and fancy without being tacky.

In the end, it seems like most buyers weren’t impressed with the space. After two months on the market, Bristol and Aubrey haven’t gotten an offers. They have now reduced the cost to $520,000, but they’re still hopeful that someone will buy it.
