Flip or Flop Vegas stars Aubrey and Bristol are between projects so Bristol is busy training at the gym. But Aubrey has the itch to flip and decides to check out a house that has just been reduced in price.
And when she checks out a house, you know they’re buying it. Or we wouldn’t have an episode. This episode, it’s a 3 bedroom ranch that was originally listed at $225,000 but has since been reduced to $220,000.
As soon as they arrive they can tell the exterior, especially the yard, is going to need a lot of work. Inside the house, they’re greeted by some lovely popcorn ceilings but a huge living room. And immediately Aubrey sets her sights on a wall that needs to come down that will open the large living room into the large kitchen, making one giant living space.
As for the kitchen, there’s nothing salvageable in there. The master bedroom won’t need much work, but the master bathroom will. The backyard also needs a lot of work, but it’s a nice space, so with about $4,000 in landscaping, they can make it one of the best parts about the property.
They decide that $220,000 is a bit too much for the house, so they want to shoot for $195,000. In the end they get it for $205,000, so they’re looking to make a pretty decent profit if they keep their renovation budget at around $25,000.
It’s time to get going on the flip, and since Bristol has a fight coming up soon, he wants this house done so he can get back to training. So they get to work. Everything is going pretty smoothly until they realize the big wall Aubrey wants torn out is a load-bearing wall. Aubrey rethinks her plan by including some beams and a waist-high book shelf that will divide the rooms. The plan still keeps the room flow open.
By Day 13, the house is done. They wanted it done in less than two weeks and they made it by a day. So it’s time to check everything out before the open house.
The outside of the house is one of the best improvements I’ve seen as far as outsides go. I’m really impressed by the curb appeal.
And the inside is just as amazing. The living room and kitchen area is huge. Taking out the giant wall made it so big. I do think the kitchen is a little busy. The countertops is very loud, so I would definitely want to change that if I was a buyer. Everything else is great though. The house looks very expensive now.
The new backyard is gorgeous. it’s 1,000 times better than it was before. It’s now a true Vegas backyard, down to the turn grass.
At the open house, buyers and brokers alike are really impressed with the house. The brokers think Aubrey and Bristol are right on the money with their projected asking price of $279,000.
And after on one day on the market, they accept an offer for $285,000. That means they made a $43,100 profit. Not too bad for 13 days worth of work.
