Don’t get distracted by the title of this week’s episode of Flip or Flop Ft. Worth. Sure there was a fallen tree on the roof of the house that allowed rats to travel into it freely and leave their droppings behind, but the thing we should be talking about is how amazing Ashley and Andy did on this flip.
What basically looked like a condemned house, came on the market for $99,000 and since the area comps were checking out at $150,000-160,000 Andy and Ashely thought it was worth a look. After deciding it was “a bit of dump,” Andy got even more excited because as he said, “the uglier the better.” Hey, you can’t flip a house that isn’t ugly.
Andy decides the outside is going to require a larger chunk of change than usual. From fixing the awful, falling down front, putting on a new roof, removing the fallen tree and throwing in some landscaping, they’re looking at over $13,000 on the outside alone.
Inside the house, they’ve got a smelly mess on their hands. The living room and dining room are a decent size for a small house, but the kitchen wall needs to come down to open things up more, Ashley decides. The rest of the kitchen is a total gut job (aren’t all kitchens on these shows?) Andy guesses they can get that all done for around $8,000.
Like the kitchen, both bathrooms are a gut job. The master bathroom will require the addition of a shower to turn it into a full bathroom, so that means cutting into some closet space. The Master suite will set them back about $6,000-7,000, according to Andy’s estimate.
Ashley and Andy agree that $99,000 for that house is ridiculous so they decide to go in with a $50,000 offer. The seller counters with $58,000 and they accept it. Even with them looking at $50,000 in renovations, they’re still poised to make quite the profit.
The renovation starts and since it’s such a gut job, that takes almost no time. This job is flying by really smoothly. The tree removal even goes really well. It’s almost like too good to be true. Surely something has to come up, right?
It does. They painters painted the house the wrong color. Oops. They were supposed to paint the house grey with white trim. They did the opposite. And Ashley is not happy. The painters apologize and tell them they’ll repaint it at no cost, but it will set them back a day.
After the new paint job and some staging, the house is ready to go.
The outside of the house is 100,000,000 precent better than before. It’s the most amazing outside transformation they’ve done and one of the best I’ve ever seen on HGTV. I did notice they didn’t spend any money on new windows, which would be a deal breaker for me as a buyer, but it looks great otherwise.
The inside is also as remarkable. The living room is now bright and airy and the kitchen is a massive improvement. I love the mixed paint colors on the cabinets, too. I’ve never really loved that idea, but white and grey must be the way to go to make that really work.
The new bathroom is crazy-good compared to the before bathroom. The bedrooms are nice and clean, and the new master bath, while still small, is still leagues better than at the start.
Overall, Ashley and Andy spent $112,000 on the house. And with comps going at $150,000-160,000, they decide their house is now officially the nicest in the neighborhood, so they’re listing it above the comps at $169,000. Following a successful open house, they accepted an offer $171,000. That means they made a $51,000 profit.
