Andy and Ashley are checking out quite the deal with a $132,000 ranch with comps in the area listed at $240,000. If they stick to a budget, they’re poised to make quite the profit.
They check out the house and Andy guesses the outside will cost them $6,000 for paint and landscaping. They’ll also have to figure out a way to cover up a garage that has been turned into part of the current living room.
Speaking of the living room, they discover that its pretty large thanks to that garage transition, but the layout will need some work and the ceilings and floors will need redone. Andy estimates that room will cost them between $3,500-$4,000.
The kitchen is also a decent size, but the ceiling and walls have a lot of cracks so that means there are a lot of foundation issues. It sounds like the kitchen can be remodeled for $12,000-$13,000. Andy guesses it will take another $3,000 to solve the foundation issues.
On to the bedrooms. The master bedroom is just kind of a square room so it’s the master bath that will require all the work there. It’s tiny and disgusting so the costs for that renovation will add up to about $8,000-$12,000, Andy project.
The other bedrooms and bathroom will add another $8,000-$10,000 to their costs.
Ashley and Andy really like the house so they decide to put in the full offer. They get the house at full price and get to work. The flip starts off as usual. Demolition goes fast and the problems arise just as fast. They run into an additional $1,500 right away because of some plumbing issues. A few other hiccups arise, but a little over 30 days and the house is done.
During the big reveal, we see that what was a pretty plain house on the outside now has great curb appeal. But that is nothing compared to the inside. The new floor plan makes more sense, the living room is large and open, the kitchen is gorgeous and modern. There’s a huge pantry and all the fixtures are perfect.
The bedroom work is just as impressive. They added an extra bedroom and turned the weird and ugly guest bathroom into a beautiful space. And the master suite is the star of the show. I’m obsessed with the master bathroom tile Ashley picked out and used as the inspiration for the entire house. This is probably one of my favorite renovations from any show ever. Ashley and Andy are definitely good at what they do.
And I’m not the only one who thinks so. The open house guests loved the house. So it’s no surprise that after two weeks on the market, they accepted an offer for $249,000. After putting $194,000 into the house, that means they made a $43,000 profit. Not bad at all.
