In the Flip or Flop Ft. Worth Season 1 finale, Ashley and Andy found a place in a part of town that is hot. But could a hasty purchase leave them in hot water?
They decide to act fast on the 3 bedroom and 2 bathroom house and hope they can get it for around $130,000. But they have to check things out first. The outside is completely overgrown and some of the fixtures are dated. Andy thinks it’ll take about $4,000 to improve the curb appeal.
The inside of that house isn’t bad at all. The living room is very large, but dated. To do what they want in there, they estimate it’ll cost around $5,000 or $6,000.
The master bedroom is also a good size, but it too needs some updates. The master bath isn’t in the worst shape so it should cost about $5,000 to modernize it.
Moving onto the kitchen. It’s large but also very dated. And they want to open up the wall so the kitchen flows into the kitchen. Andy guess that work will cost them around $13,000-15,000.The rest of the house has some solid rooms and a good size main bathroom. They’re looking at another $4,000 on just the bathroom.
So the house is listed at $200,000, but in order for them to make the house worth buying, they need to sink at least $44,000 into it, so Andy thinks they should offer $129,000. That’s such a low offer. But the seller liked the idea of getting it in cash and fast, so he accepts it and the house is theirs to flip.
And so the renovation begins. And it doesn’t take long for their first big problem. There’s a leak under the house. And they might be looking at $9,000 and a 10-day setback. After some testing, it turns out the leak is only in one spot so that will only set them back around $2,000. Major crisis averted. But the money is adds up.
After all the work is done, it’s time for the reveal. The front of the house look 100 percent better. It now has great curb appeal. The landscaping has been all cleaned up and all the dated parts were removed. Much better.
On the inside, it’s huge and bright and open. And the fireplace update made all the difference in the world as the room’s focal point. The living room flowing into the kitchen was also great idea. And speaking of the kitchen, it’s beautiful. The backsplash and countertops are especially remarkable.
The bedrooms are all bright and modern and the bathrooms are perfect. The house should sell easily.
During their open house they got a lot of interest so it was a bit surprising it took them 10 days to sell the house and. They had listed the home at $209,000 and accepted an offer of $200,000. They only made a $17,000 profit on this one so it was one of the lowest of the season. But it was such a beautiful flip.
