Flip Or Flop Ft. Worth Premire Recap: A Cozy Cottage Flip

Andy and Ashley are HGTV’s newest stars with Flip or Flop Ft. Worth. The military veterans are a married couple with a young family who flip houses for a living.

Their first flip for HGTV is in one of Ft. Worth’s trendiest neighborhoods, Arlington Heights. The house is a little cottage listed at $200,000. Andy and Ashley decide to assess the house before buying, which is something we don’t often see on these shows. Usually they buy then just hope it all works out. I like Andy and Ashley’s style already.

They decide the outside will need some paint and landscaping and think that can be done with $6,000. The inside, as always, is going to need a little more work. They want to preserve the hardwood floors, so they think the front rooms of the house will cost around $5-6,000. Andy notices some foundation issues and estimates that work will cost them $4,0000.

After some thinking, they decide they can add a master suite by cutting the large living room in half. So the plan is to turn a 2 bedroom, 1 bathroom house into a 3 bedroom, 2 bathroom. They think that can be done with about $10,000.

Now onto the kitchen. It’s a decent size, but it’s going to need gutted and reconfigured. Andy thinks that can be done for around $14,000. Next up is the bathroom. And it’s probably the worst room in the house. That’s going to need a lot of work, but they estimate it can be done well for $5,000.

After checking out the backyard and garage, they estimate total renovations would cost them $55,000. And with that foundation issue, they decide $200,000 is a little too much for the house, so they make a call to the seller and offer $190,000. She accepts. So it’s time to start the demolition.

A little into the demo, the team finds out the foundation issue is a little worse than the first thought. Andy gets the bad news that additional work will need to be done and that will set them back several days and about $4,500 more than originally budgeted for the foundation work.

The only other major hurdle the pair run into during this flip is the floors. They are told they cannot sand the hardwoods anymore or they risk destroying what is left of them. So they decide to go with laminate wood.

It’s time for the big reveal. The outside has been painted a nice medium blue, and it really makes the house pop in the neighborhood. The yellow door is a nice touch also. Let’s check out the inside.

The inside design is really nice and bright. I love all the finishes Ashley picked out. The new master suite is incredible. I first thought it was a little weird for them to take space from the living room for the bedroom — and I think that could hurt them a bit with buyers — but it all looks really nice.

The other bathroom is probably the best part of the house. The tile work in there set the tone for the whole house, so that’s how nice that tile is.

Now for the numbers. Ashley and Andy spent $257,000 spent on the house. After checking out comps in the area, they decide to list the house at $329,000, hoping for a $72,000 profit.

After a successful open house, they got an offer for $326,000. It sounds like they accepted the offer, but the deal fell through on the buyer’s side.  So as of the taping, the house hadn’t sold yet.
